Your budget is probably the single most important aspect of your design and build project. I have seen many projects shelved simply because the proposed project exceeds your budget. We believe it is important to set your budget before the design process and work strictly within those parameters.

 

The preparation of a specification allows builders to price your project on a 'like for like' basis. Without a specification your project budget is open ended. One builder could allow for one thing and another for something else. It is impossible to seek out the most competative quote without a comprehensive specification forming a platform that all builders can work from. A well written spec. also keeps the 'cowboys' away.

CAD plans are becoming more and more common place in the residential small build private sector. CAD plans can be filed on line with most local authorities and the DWG or PDF files make it easy for the Architect, Surveyor or even Client to email suppliers specific details that require specialist costing.

 

I do not envisage it will be long before local authorities insist on plans being submitted in this way, and this format. Whilst the initial preparation of the plans is as equally time consumitng as traditionally draughted plans, corrections and amendments to the plans, or repeat layouts for electrical and mechanical (plumbing) purposes are far easier to produce.

Structural Surveys for house purchase purposes provide tremendous insight into a major and significant purchase such as a house, or flat purchase. In the case of flats it can also provide insight into the lease, and service charges, which can cause headaches in the future. It's a small price to pay for the peace of mind and insight a well structured report can provide.

 

Structural calculations are a common place element of obtaining building regulations approval, not only from the outset when obtaining permissions, but also during the course of construction when a design issue crops up and requires a speedy resolution for the builder to confidently continue, subject to the building control department checking and approving the calculation required

If you are unfortunate enough to have your property damaged by a flood or other unfortunate event, submitting a claim can be quite an ordeal especially when you have to have a couple of builders quotes prepared, and then a loss adjuster is apponted to see if your claim is covered within the terms of your policy. A loss adjuster will also be looking to assess the quotes provided to see what is necessary, and what's not necessary. 

 

As with estimating budgets above, the preparation of a proffessional spec ensures that all builders quote from the same platform and you are rest assured that a loss adjuster is not simply going to accept the cheapest quote that doesn't include items that you may be entitled to under the terms of your policy. A causation report no only assists a claimant but may also assist the insurer.
